A small agency that does the building work

We are from Madrid, we work in Madrid, and we do not have an office on every corner. We have our own building team — which is the unusual part — and a way of working that is easier to explain over coffee than in a brochure.

The idea

It started with something obvious

Almost every flat sells for less than it could, and not because of the price. It is how it reaches the market: tired paint, half-broken blinds, photographs taken at the wrong time of day. A buyer decides in the first thirty seconds and never sees the floor plan.

The industry answer is to ask the owner to invest before selling. Reasonable, and almost nobody says yes — because you are being asked to spend money on a home you are leaving.

So we turned it around. We do the work, our team executes it, and it is deducted from the sale on the day of signing. If it does not sell, there is no invoice.

That is the whole model. It only works if we are honest about what is worth doing, because we put the money in first.

We do not inflate valuations to win the listing

  • A high asking price does not get you more money
  • It gets you more months on the market

We do not ask for exclusivity to start

  • Only once we have put our own money into the property
  • And then we explain it first

We do not show your home to people who cannot buy it

  • We ask about financing before the viewing
  • It saves everyone the afternoon

We do not promise what we cannot deliver

  • No numbers we cannot back up

In English

How we work with people abroad

We answer in English, by email or on WhatsApp, and we are used to owners and buyers who are not in Madrid. Video walkthroughs of any property, on request. Signing by power of attorney if you cannot travel.

What we will not do is pretend to be tax advisers. When a question needs a Spanish gestor, we will say so and point you to one.
