We keep a small list on purpose. Every home has a full listing, fifteen or so real photographs with captions, and the neighbourhood described as it actually is — including the parts a seller would leave out.

How to read a listing

What you will find on every page

The full technical sheet. Built area, terrace, bedrooms, bathrooms, floor, lift, year of construction, energy rating, community fees and council tax. Not a selection of the flattering ones.

Photographs with captions. Every photograph says what you are looking at — which room, which side of the flat, what is out of the window. No stock images, no renders, no wide-angle distortion tricks.

The neighbourhood, honestly. Each listing links to our guide for that area, with the real price per square metre, the transport, and the genuine drawback of living there.

The price of the work, when there is work. If we have renovated a home before listing it, we say what we did and why. If it needs work, we say that too.

Where we work

Six areas of Madrid

  • Chamberí and Almagro — 11.045 €/m². The 1870s expansion: grand flats, listed façades, expensive renovations.
  • Hispanoamérica — 8.716 €/m². Well-built 1970s blocks with lifts and space. And a stadium next door.
  • Arganzuela — 6.336 €/m². A former industrial district with a six-kilometre park on top of it.
  • Embajadores and Lavapiés — 6.307 €/m². The most mixed neighbourhood in Madrid, two stops from Sol.
  • Getafe — 3.307 €/m². Since 2025, a direct metro to Sol in under thirty minutes.
  • Villaverde — 3.266 €/m². The cheapest square metre in Madrid and the fastest rising: +24,3 % in a year.

Prices are from idealista and Fotocasa, July and August 2026. The guides are written in Spanish, but the figures and the tables read perfectly well without it.
