We are small on purpose. We value your home honestly, decide what is worth renovating, pay for the work ourselves, and take our fee only on the day you sign. If it does not sell, there is no invoice.

What makes us different

We pay for the renovation

Most agencies ask the owner to invest before listing. We do the opposite.

Almost every flat sells for less than it could, and usually not because of the price — because of how it reaches the market. Tired paint, half-broken blinds and bad photographs lose buyers before anyone looks at the floor plan.

The usual answer in this business is to ask the owner to spend money on a home they are about to leave. It is a reasonable request that almost nobody accepts.

So we turned it around. We do the work, our own team executes it, and the cost is deducted from the sale on the day of signing. You advance nothing.

That forces us to be right about what is worth doing, because we are risking the same money you are. If the home does not sell, there is no invoice — not for the work, not for us.

For international buyers

What you actually need to buy in Spain

Buying a home in Madrid as a non-resident is not complicated, but it has steps that surprise people.

NIE number

  • A foreigner identification number
  • Required before you can sign anything
  • Apply at a police station or a Spanish consulate

Spanish bank account

  • Needed to pay the deposit and the taxes
  • Most banks will open one for non-residents
  • Bring your NIE and proof of income

03

Transfer tax (ITP)

  • 6 % of the purchase price in the Madrid region
  • The lowest general rate in mainland Spain
  • Paid by the buyer within 30 working days

Notary and registry

  • The deed is signed in front of a notary
  • Then registered in the Land Registry
  • Budget roughly 1 to 2 % for notary, registry and paperwork

Non-resident tax

  • If you rent the property out, you declare income in Spain
  • Rates differ for EU and non-EU residents
  • Talk to a Spanish tax adviser before you buy, not after

    Sacamos la casa

    Fotos, plano, texto y el barrio contado como es. Filtramos las visitas antes de que pisen tu casa.

    Firmamos

    El coste de la obra y nuestros honorarios se descuentan el día de la firma. Si no se vende, no hay factura.

Where we work in Madrid

We publish an honest guide to each one in Spanish — real price per square metre with the source and date, what the buildings are actually like, and the downside nobody mentions.
